PALIER
Rentals, sales and building management for real estate agencies, on a single record

01The brief
Real estate software in Argentina is split into three silos that don't talk to each other: sales CRMs, rental management and building administration. An agency that manages a building and also rents out a unit inside it types the same data twice, and the two copies drift apart. The month-end close, from the 25th to the 10th (index adjustments, receipts, collection, owner settlements, building expenses), lives in spreadsheets, WhatsApp and home banking.
02The approach
PALIER records each property once and ties it to its unit in the building, so the expense share calculated for the building lands on the tenant's receipt on its own. The month-end close is the home screen, with its four steps in order. Every figure can be explained: an adjustment shows both index values and their dates, a settlement shows the formula behind each deduction. Money is stored in whole cents and building shares are prorated so they add up to the exact total. Owners, tenants and residents get a private link instead of an account.
03The outcome
A product in pilot with a real estate agency: contracts, receipts, collection, owner settlements, building expenses, a sales pipeline, a calendar, feeds for the property portals, and permissions by role so each area sees only what it should. The screens shown here come from a fictional demo agency, Lindero Propiedades.
